Demolition and reconstruction of a residential building with an activity space.
The building reinstates the full footprint of the existing structure. At ground level, it comprises a street-facing activity space, the entrance lobby to the residential building, and the various adjoining technical rooms.
From the first floor upwards, the building is set back at the rear (north-west corner of the plot), in line with the existing construction, in order to provide views and natural daylight to the dwellings and shared spaces.
From level R+5, projecting balconies will be created on the south and east façades, facing Phélypeaux and Tonkin streets, offering high-quality outdoor spaces for the upper-level apartments and recalling the volumetric limit of the existing building.
At level R+8, a duplex volume will be developed. Particular care and a distinctive architectural expression will be given to this penthouse level, conceived as houses on the roof. This top floor will comprise two exceptional four-room duplex apartments, each benefiting from generous outdoor spaces.
