ENVIRONMENTAL APPROACH
RE2020 – 2025 threshold
Bbio: 69.8 / compliance addressing summer thermal comfort (DH) in both dual- and single-aspect units / carbon impact within regulatory thresholds / compliance for daylighting and ventilation / commitment to performance monitoring and verification by qualified professionals / full site remediation prior to development: demolition of contaminated slabs, with certification and official statements provided for polluted sites and soils / biodiversity: creation of a private in-ground garden, landscape organisation of uses, integration of nesting boxes / rainwater collection and infiltration networks for roofs and circulation areas / soil permeability / industrial reconversion and memory: conservation and restoration of the emblematic façade / careful integration within the existing urban scale to limit ground impact / shared service route for logistics and waste management.

The urban regeneration of the former Terrot factory aims to transform this industrial site into a residential neighbourhood offering a high quality of use.
The urban and architectural assessment positioned this brownfield site within the fabric of Dijon and evaluated the potential for retaining existing buildings. This led to a mixed-use programme comprising a residence for young professionals, a residence for senior citizens, and the construction of a new care home (EHPAD). A single underground parking level serves all the buildings.

Building A2, the final component of the development, is rehabilitated to accommodate a student residence and a community facility, reinforcing the project’s functional and intergenerational diversity. Three façades of the existing structure are retained and integrated into a new volume that respects the original footprint.
An inner garden, conceived as a breathing space visible from the public realm, creates a gentle transition within a dense urban context. To the north, the building aligns with the neighbouring scale, while to the south it anchors itself to the preserved Art Deco façade, a strong marker of Dijon’s architectural identity. Two new façades to the east and west open views onto the landscaped inner courtyard.

By rebuilding the city within itself, the project addresses strong housing demand while limiting urban sprawl and land take. Initially almost entirely mineral, the site will ultimately be planted across 48% of its surface. A metal canopy, evoking the former industrial hall, will be introduced within the central garden.

Designed in accordance with the RE2020 environmental regulations, the building anticipates the 2025 threshold, ensuring high levels of energy efficiency and a reduced carbon footprint.
