Construction of a mixed-use development comprising flexible floorplates designed to accommodate office spaces, coworking, training or educational uses. The ground floor includes a sports facility, two restaurant spaces directly connected to the street, an auditorium, and rooms dedicated to training. Parking spaces are provided at upper ground floor level.

The spaces intended for restaurant uses, the sports facility, and the auditorium will be delivered as shell and core.

The building is organised around a central triangular courtyard and is composed of three distinct parts:

- A two-level plinth forming a continuous built ensemble along the courtyard. With its mineral façade treatment, it features a regular rhythm of openings.
- An intermediate two-level section, arranged into two fully independent wings, each with its own vertical circulation core. This part incorporates metal façade panels acting as brise-soleil and contributing to the overall architectural expression, in continuity with that of the EMD located on rue Joseph Biaggi.
- Finally, a setback attic level crowns the building.
The heart of the urban block is a unifying element of the project. Largely landscaped, this space encourages interaction and exchange among building users. It also provides natural daylight to all levels.
